The building is located in Novi Pazar, within the Lug neighborhood, covering 8,424 m². It is a free-standing residential structure with an underground garage, situated on 37 Sandžačke Divizije Street, Novi Pazar, Serbia. The project complies with residential building regulations and urban planning requirements. The building faces three streets: south (37 Sandžačke Divizije), north (Moše Pijade Street), and west, with a courtyard to the east. The site is flat and located on multiple parcels. The foundation includes a 60 cm thick reinforced concrete slab, and the structure consists of columns, beams, and concrete cores with thermal-insulated facades. It features one underground floor, ground floor, and six typical floors, totaling 24.95 meters in height, with 4-meter ground floor height and 3-meter typical floor height. The building includes 50 residential units and 12 commercial spaces on the ground floor. Vertical and horizontal circulation is clearly defined, with two primary and several secondary entrances. Underground parking and storage spaces accommodate 114 vehicles, meeting both residential and commercial needs. The parking spaces are sized according to current regulations. Access is well-organized, with ramps for vehicles and separate pedestrian circulation. The garage entrance is from Moše Pijade Street. Green spaces are incorporated into the ground-level design, in line with urban planning guidelines. The 13 commercial spaces on the ground floor are suitable for activities compatible with residential use, with access from both the street and courtyard. Residential floors feature varying unit layouts, with every second floor reduced by a third to create terraces with rooftop gardens. Units are distributed across the first six floors, with fewer units on higher floors. The building’s interior follows current standards for comfort and functionality. Corridors are designed to ensure natural light from both sides. The rooftop has green spaces, with two terraces featuring gardens and one with a green roof, enhancing the building’s sustainability.
